A Two Phase Intervention:
The first phase of the Eagle Mill retrofit proposes 34 residential units, which have been designed harmoniously integrated within the building's historic fabric while optimising the inherent architectural character. These units, characterised by loft-style designs and meticulous interiors, are strategically accessed via link vennels from Brown Constable and Victoria Streets, with vehicular ingress from Lyon Street.
The proposed transformation will repurpose the current slate and glass-roofed rear section into a verdant garden, anchoring a premium nursery designed for 66 children, enhancing community integration. Furthermore, the design incorporates six first-floor entrepreneurial units, bathed in natural light from expansive windows overlooking the historic courtyard. These units, bolstered by their prime location and competitive leasing terms, are sited on the north to south leg of Brown Constable Street, and are poised to invigorate local startups. Complementary amenities, including shared garden spaces, a community room, and dedicated cycle storage, underscore the project's commitment to holistic urban living.
Phase 2 heralds a contemporary evolution for Eagle Mill, introducing a streamlined L-shaped structure that resonates with the site's iconic sawtooth profile. A defining 'glass link' seamlessly merges old and new, unveiling a grand architectural entrance and foyer that celebrates the mill's historic facade from within.
This phase encompasses 34 distinct apartments, each thoughtfully designed yet sharing a cohesive architectural language. Notable features include industrial balconies augmenting living spaces and penthouse units offering unparalleled vistas of the Tay Estuary. The design also integrates a serene 'pocket park', catering especially to families, and efficient undercroft parking that harmonizes with the site's topography. A central lobby, marked by a striking industrial staircase and metal gantries, anchors the design, while a strategically placed ground-floor commercial unit accentuates the intersection of Victoria Street and Dens Road.
